This is probably because too many things can go wrong between the prototyping phase and the introduction of a successful product based on your patent. For potential licensees, that's probably too much risk to be of interest.

Your invention is either unique, fulfills a need or both in order for its patent application to have been granted. If it fulfills a need, you are more likely to enlist the resources of a wealthy organisation willing to develop it to a market- able status. In return it would expect exclusive commercial rights to your invention plus favourable licence fees.
